Stockade Fence Replacement

Update – June 11, 2025
Stone Wall Project – City of Leander Permits Issued

Permits from the City of Leander have been approved. While the contractor had planned to begin construction today, the ground conditions were too wet due to overnight rain. With continued rain forecasted for the remainder of the week, the following phases of work will be delayed until we have at least 24 hours of dry weather:
  • Installation of temporary fencing
  • Removal of the first two fence sections
  • Excavation
  • Wall construction

Work Schedule

Once conditions allow, work will be conducted:
Monday – Saturday: 7:00 AM – 7:00 PM
No work will take place on Sundays.

The HOA will review progress after the completion of the first two properties and may make adjustments based on that assessment.
 
Important Notes from Initial Site Inspection (First 10–12 Properties):
  • Vegetation: If you have trees or shrubs within 2 feet of the fence line, the contractor will make every effort to preserve the roots. However, some damage may still occur.
  • Fence Connections: If challenges arise when connecting existing fencing to the new stone wall, the contractor will coordinate with the homeowner. In some cases, owners may incur additional costs for custom connections.
  • Future Landscaping: After the wall is complete, do not plant within 2 feet of it. Avoid piling dirt or mulch against the wall, as this may lead to drainage problems or long-term structural damage.
  • Utilities & Equipment: Any electrical or utility equipment within or directly adjacent to the current fencing will require special handling. Homeowners will be consulted in advance if accommodations are needed.

Grotto Pool Update

The HOA is doing a refresh of the Grotto pool. This is scheduled to be completed before 4th of July.
 
Update – June 11, 2025
Grotto Pool Renovation Progress
 
Work at the Grotto Pool is continuing on or ahead of schedule for the planned reopening on July 4th weekend. The following items remain to be completed:

  • Installation of the handrail on the ADA-accessible ramp
  • Installation of the spray head for the pool deck fountain
  • Installation of cap rocks on the rebuilt water feature
  • Deck staining
  • Fence repairs
Due to this morning’s rain and more rain expected throughout the week, deck staining will be delayed until there are at least 24 hours of dry weather.
 
Vandalism Incident
Unfortunately, several incidents of vandalism have occurred during the renovation. Security cameras captured unauthorized access by teenagers who:
 
  • Entered the fenced construction zone
  • Swam in the pool (which is still unsafe for use)
  • Damaged metal stall doors in the men’s restroom
  • Opened bags of sand and attempted to climb the unfinished water feature
We strongly urge all residents to stay out of the construction zone and ensure their family members do the same. The area remains unsafe until the renovation is complete.
 
Early Opening Possibility
If work is completed ahead of schedule, we will open the pool earlier than the originally planned July 4th weekend.

Grotto Playground Update

The Grotto Playground is being replaced and a shade cover will also be included in this project.
 
Update – June 11, 2025
Playground Renovation Timeline
 
The playground equipment has not yet been received by the contractor. However, we anticipate starting the work on July 21, 2025, with construction expected to take approximately two weeks to complete.
  • Temporary fencing will be installed to block off the playground area before construction begins.
  • The pool will remain open during the construction period.
We kindly ask all residents to keep their families out of the fenced-off area for everyone’s safety—beginning when the fencing is installed and continuing until the playground is officially re-opened.
