Stockade Fence Replacement

Update – 7/31/2025
 
We are now 7 weeks into the wall construction. As of 7/9/25, the City of Leander has stopped the construction, citing the need for a written Safety Plan if a traffic lane closure is needed along Crystal Falls Parkway to pre-stage stone and to pour concrete for the footer of the wall. The need for this plan was not anticipated by the HOA or the contractor, and is still in the City’s hands as of this afternoon. We hope that the City of Leander will approve the plan soon, and the contractor has pledged to try their best to complete the walls where temporary fencing is in place within 3-5 days of the City of Leander giving permission to resume work. In addition, Yellowstone Landscaping needs to do some tree removal along that same corridor, for trees that are either growing too close to the current wood fence (and would be damaged by the wall construction) and for trees close the wall that are invasive species and should come down at the same time. Any tree removals will be discussed in advance with the affected homeowner(s).
 
Another common question we’ve received is about the remaining wooden fencing on the N side of Crystal Falls Parkway. Our HOA authorized fence replacement for all houses on that side that belong to our HOA. The houses that still have wooden fences are not part of our HOA. We contacted their HOA manager shared our contractor’s information, but did not receive a response back.
We looked into the cost differential for getting rougher 4” thick by 9” wide cap stones to match most of the other cap stones along Osage Dr. in the Bluffs and the Highlands, but the cost difference was much more than expected, and the BOD has decided to use the same cap stones that are being used along Crystal Falls Parkway.
 
As mentioned in prior updates:
 
· If you have trees/shrubs/flowers growing within 2 feet of the fence, the contractor will try to preserve the roots of the trees and shrubs as much as possible, but they could be damaged nonetheless. They may not be able to save flower beds or small shrubs within 2 feet of the new wall.
 
· During our walk-throughs and pre-surveying, we’ve discovered a number of invasive tree species within several feet of the wall. If that is the case, you should be contacted by HOA staff, letting you know which trees we recommend removing so that they don’t proliferate and adversely affect other plants in your yard.
 
· If there is any significant issue with attaching other existing fencing to the stone wall, the contractor will discuss with the homeowner, and adjustments will be made. Difficult connections may incur some expense to the owner. If there are substantial ground level differences between the ground on the inside of the wall and the wall itself, the contractor will discuss options with the individual homeowners. In the case where a retaining wall inside the fence is recommended to hold back dirt, this may incur some expense to the homeowner.
 
· Once the wall is built, please do not plant or build anything closer than 2 feet to the wall, and do not build up dirt or mulch abutting the wall. This could cause drainage issues or damage to the wall over time.
 
· If you have irrigation pipes that cross under the old fence, and they are damaged during the wall construction, please notify the HOA so that we can get them repaired and tested before the contractor(s) leave your area.
 
· If there is any electrical or utility equipment within or abutting the current fencing, special accommodations will need to be made, and should be discussed with the owner in advance of the build.

Grotto Pool Update - POOL COMPLETE!

Update – July 11, 2025
 
The work at the Grotto Pool is substantially complete, and the pool was opened to the residents on 6/22/25.
 
There are several items that we will re-evaluate in the fall as part of this project, such as color of the decking, and re-applying sealant to some areas. As these are mostly cosmetic, and will require the pool to be closed again to fix what we can, we’ve chosen to keep the pool open through the summer and close the pool to fix these issues in early October.

Grotto Playground Update

Update – July 31, 2025
 
Playground equipment and sunshade have been fully installed, and the Grotto Playground was reopened on 7/25/2025, 3 days earlier than expected.
