Crystal Falls Management Transition FAQ
Effective November 1, 2026, Crystal Falls HOA will transition from Goodwin & Company to RealManage Elevated Onsite. CFHOA has already started the transition process with Goodwin and RealManage. Goodwin is your active management company until October 31, 2026. The Board’s priority is to make the transition as seamless as possible for residents while maintaining continuity of Association operations, homeowner accounts, and ongoing projects.
How are Crystal Falls funds and homeowner account balances being handled?
Association funds and homeowner account information will transition as part of the change from Goodwin & Company to RealManage. Residents will receive information on or before November 1 regarding their new resident portal, account setup, dues payment methods, and other account information. Paying your November dues before November 1 will result in your payment being recorded by Goodwin and passed to RealManage.
Residents who currently have a credit balance on their account do not need to request a reimbursement because of the management transition. Existing credits and balances will transfer with the homeowner’s account to RealManage.
What will happen to ACC applications and previously approved architectural requests?
Previously approved architectural requests will remain in effect following the transition. Applications and projects currently in process will also continue through the transition.
Existing ACC records and approval history will be retained as part of the transition so that homeowners do not need to recreate their architectural history or resubmit previously approved applications.
Will existing 19th Hole reservations for 2027 be transferred?
Yes. Existing reservations for the 19th Hole will remain valid and will be transferred as part of the transition. Residents with an existing confirmed reservation do not need to make a new reservation. Please do not contact Goodwin or RealManage to check on your reservation until after December 1 unless your reservation is for a date between now and December 1.
Do I need to change my automatic assessment payments?
Yes, you will need to change your automatic assessment payments. RealManage will mail all CFHOA homeowners a welcome letter, after October 15. The RealManage welcome letter will contain detailed instructions regarding RealManage’s resident portal, account setup, dues payment methods, and related payment information. Residents who use automatic payments should review those instructions carefully to determine whether any action is required to continue automatic payments after the transition.

What happens if Goodwin receives a payment for my Crystal Falls account after the transition?
If Goodwin & Company receives a payment intended for your Crystal Falls account after the transition to RealManage, Goodwin will transfer the funds to RealManage for processing and application to your account.
What happens to projects or homeowner issues that are already underway?
Existing projects, scheduled maintenance, and other matters already in progress will continue through the transition. The Board has specifically stated that processes already in motion will remain in motion during the transition period. Residents do not need to restart an existing request or project solely because the management company is changing.
Will Crystal Falls onsite staff be changing?
Residents will receive updated contact information for Crystal Falls onsite employees and positions on or before November 1. Any additional information regarding onsite staffing will be communicated to residents as it becomes available as part of the transition information.
When will residents receive more information?
On or before November 1, residents will receive detailed instructions regarding the new RealManage resident portal, account setup, dues payment methods, and updated contact information. The Association will continue communicating important transition information to residents as the November 1 handoff approaches.
